Specifics

  • Cost.

    The price point of our homes will be calculated based on the Federal Department of Housing and Urban Development’s Small Area Fair Market Rent Values. The monthly mortgage will be comparable to the Fair Market Rent Value in our municipality for the year of purchase of the home.

  • Longevity.

    All of our homes will be contracted to be designated as affordable homes for a period of affordability set at 30 years. If the home is transferred, voluntarily or otherwise, during the period of affordability, it must be made available for subsequent purchase facilitated by PITCH Dwellings, Inc. to a buyer who meets the income restrictions qualifications. Period of affordability re-sets to 30 years each time the home is re-sold

  • Community.

    The home must be the principal residence of the homebuyer throughout the period of affordability.

  • Investment.

    We pledge a fair return on investment for home sales within the period of affordability. If the home is sold before the the period of affordability expires, re-sale price will be calculated based on the percent of change in median home sale prices over the period of ownership. If the home is sold after the period of affordability, the home owner will receive market value for their home.
